Our Process

We’ve simplified all processes in order to ensure our owners are taken care of and our tenants have the best experience all while maximizing efficiencies to keep costs in line without sacrificing quality of care.

MAKE READY

1. Access

We obtain keys, alarm code, gate and garage remotes

2. Reserves

Owner funds reserve account for maintenance needs

3. Utilities

Water, gas and electric needs to be active

4. Walk Through

Assess repairs needed to make “hotel ready”


MARKET

1. Photos

Professional pics are taken

2. List

Property is listed on MLS, Zillow, Trulia etc.


VET

1. Application

Applicant submits online application and we check to confirm everything was submitted

2. Process

Processing takes 24 to 72 hours for checks such as credit, criminal, bankruptcy etc.1


LEASE

1. Execute

All parties electronically execute the lease and any addendum

2. Collect

We collect security deposit and any other deposits all to be held in our trust account

3. Disbursements

We process the leasing fees and pay any outside agents

4. Walk Through

We document property condition immediately prior to tenant move-in

5. Keys

We re-key locks and provide tenant with copies

6. Tenancy🥳

We collect rents and disburse funds to owners via ACH transfer by the 15th of each month


RENEWAL

1. Reach Out

90 days prior to lease ending we reach out to tenant regarding renewal

2. Renew or Relet

We’ll contact you letting you know whether the renewal option was successful


TURNOVER

1. Assess

2 weeks prior to lease termination we’ll re-install lock boxes and do an initial walk through to assess repairs

2. List

Assuming condition warrants it, we’ll list the property for rent

3. Vacancy

Immediately upon vacancy we’ll do a walk through and schedule any needed repairs

2. Disposition

Within 30 days of lease termination we’ll notify tenant of any repairs needed and amount of deposits being returned
